Hardwood and engineered-floor removal
Pricing varies significantly depending on whether the floor is floating, nailed, stapled or glued, and whether it sits over concrete or plywood. Glued hardwood over a slab is the slowest and heaviest of these to remove.
Tile removal
- Ceramic
- Porcelain
- Stone when accepted
- Thinset and mortar
- Heavy dust
- Vibration
- Heavy debris weight
- Specialized equipment
Tile and mortar removal frequently requires separate inspection and pricing. Debris weight alone can change the disposal method for the whole job.
Multiple flooring layers
- Carpet over vinyl
- Laminate over tile
- Vinyl over concrete
- Flooring over old adhesive
- Plywood over previous flooring
Hidden layers increase labor, equipment, disposal volume, project duration and cost. When we find them we document the condition and issue a change order before continuing.
What Happens After the Old Flooring Is Removed?
Removal often reveals conditions that were invisible beforehand:
- Uneven concrete
- Cracks
- Low areas
- High areas
- Loose plywood
- Moisture
- Mold
- Rot
- Adhesive
- Mortar
- Damaged underlayment
- Structural movement
- Previous repairs
There is a real difference between cleaning, scraping, floor preparation, spot patching, floor leveling, full self-leveling and structural repair. Full leveling, moisture mitigation, concrete repair, plywood replacement, structural repair and mold remediation all require separate evaluation and are never assumed to be included in a removal price.
Second-floor, condominium and building removal
Second-floor rooms, apartments, condominiums, townhouses and high-rises add logistics. Occupied buildings add more.
- Elevator reservation
- Common-area protection
- Limited working hours
- Noise restrictions
- Parking and loading-dock access
- Longer debris routes
- HOA requirements
- Property-management approval
Trash and debris removal
- Contractor bags
- Buckets
- Rolling carts
- Pickup trucks
- Trailers
- Dump trailers
- Dumpsters
- Approved disposal facilities
The method depends on flooring type, square footage, weight, tile or mortar content, property access, building rules, local requirements and the distance from the work area to the vehicle. Every estimate states the included debris allowance — disposal is never unlimited.
