Estimates and Scope of Work
Estimates are based on information available at the time they are prepared, including measurements, photographs, videos, plans, customer descriptions, visible property conditions and material information.
Only the labor, materials, rooms, square footage, preparation, removal, disposal and additional services specifically listed in the written estimate are included. Verbal conversations, preliminary discussions, text messages, photographs or assumptions do not modify the written scope unless confirmed in writing.
Measurements and material quantities are estimates and may change following final verification, demolition, discovery of concealed conditions, changes in project scope or customer selections.

Materials
The estimate must clearly identify whether materials are supplied by Ugly Floors, the customer or a third-party retailer. When customers provide materials, they are responsible for selecting the correct product, ordering the proper quantity and sufficient overage, matching lot numbers, and ordering compatible accessories, underlayment, adhesives, transitions and trims, and for confirming product suitability.
Ugly Floors is not responsible for:
- Material shortages
- Defective products
- Damaged boxes
- Incorrect customer orders
- Incompatible materials
- Discontinued products
- Color differences
- Lot-number differences
- Delays caused by customer materials
- Additional trips caused by shortages
- Manufacturer warranty claims involving customer-supplied products
Unused customer-purchased materials remain the customer's property. Special-order, opened, cut, installed, delivered, custom or nonreturnable materials are not refundable through Ugly Floors. See Where to Buy Floors.
Subfloors and Hidden Conditions
Existing flooring may conceal:
- Moisture
- Mold
- Rot
- Cracks
- Uneven concrete
- Damaged plywood
- Pests
- Adhesive residue
- Mortar
- Structural movement
- Plumbing problems
- Hazardous materials
- Asbestos-containing materials
Unless specifically included, correction of hidden or unexpected conditions is not part of the original estimate. Ugly Floors may pause work and issue a change order when additional services are required. Minor variations may remain unless full leveling or structural correction is separately included. Floor leveling is limited to the methods and areas listed in the estimate; it is not structural engineering and does not guarantee that an entire building will become perfectly level.
Moisture and Water Conditions
The customer must disclose known water leaks, flooding, plumbing problems, slab moisture, mold, prior water damage, roof leaks and appliance leaks.
Ugly Floors may recommend moisture testing, vapor barriers, underlayment, acclimation, repairs or additional preparation. Visual inspection and ordinary moisture testing cannot guarantee that future moisture problems will not occur. Ugly Floors is not responsible for moisture or water originating outside its verified installation workmanship.
Scheduling and Delays
Project dates are good-faith estimates. Schedules may change because of:
- Material availability
- Shipping delays
- Weather
- Hidden conditions
- Customer changes
- Building restrictions
- HOA requirements
- Permit delays
- Inspection delays
- Emergencies
- Illness
- Labor availability
- Events beyond reasonable control
Ugly Floors is not responsible for indirect expenses caused by reasonable delays outside its control.
Change Orders and Additional Work
Work outside the approved written scope requires a written change order or documented written authorization. Additional charges may apply for:
- Extra square footage
- Unexpected demolition
- Multiple flooring layers
- Excessive adhesive
- Mortar removal
- Furniture moving
- Appliance moving
- Subfloor repair
- Moisture protection
- Floor leveling
- Material shortages
- Additional delivery trips
- Difficult access
- Stairs
- Closets
- Specialty cuts
- Door trimming
- Baseboards
- Transitions
- Return visits caused by customer conditions
- Additional disposal
- Building fees
- Restricted schedules
Payment Terms
The deposit, progress-payment and final-payment schedule will appear in the individual estimate or contract. Unless otherwise stated: deposits reserve scheduling and may be used for materials, mobilization, preparation and administrative expenses; progress payments are due when the corresponding stage is reached; final payment is due upon substantial completion. Minor touch-ups do not allow withholding of the entire unpaid balance. Approved additional work is due according to the change order.
Ugly Floors may pause work when required payments are overdue. Lawful returned-payment, collection or chargeback expenses may apply. Any legally required Florida construction notices are included in the applicable project contract.
Cancellations and Rescheduling
Cancellations must be submitted in writing. The customer may remain responsible for:
- Materials already ordered
- Delivery expenses
- Restocking fees
- Completed work
- Reserved labor
- Mobilization
- Administrative expenses
- Nonrecoverable project costs
Rescheduling is subject to availability, and additional charges may apply when crews, vehicles, equipment or deliveries have already been assigned. Nothing on this page eliminates a cancellation right that cannot legally be waived.
Dust, Noise, and Property Protection
Flooring installation and removal may involve cutting, vibration, noise, dust, debris, adhesives, tools, equipment and movement through the property. Ugly Floors will use reasonable professional care, but complete elimination of dust, vibration or noise is not guaranteed. Customers must protect or remove sensitive items.
Ugly Floors is not responsible for:
- Pre-existing damage
- Concealed weakness
- Ordinary construction dust
- Damage caused by unsafe access
- Damage related to undisclosed property conditions
Doors, Baseboards, Paint, and Finishing
Door trimming, door removal, door reinstallation, painting, caulking, drywall repair, wall repair and touch-up painting are included only when specifically stated.
Removing baseboards may reveal paint separation, damaged drywall, caulk lines, nail holes, uneven walls and unfinished surfaces. Repairing these conditions is additional work unless expressly included. Caulk and filler colors may vary, and normal joints and seams may remain visible.
Flooring Appearance and Direction
The customer must approve the product, color, pattern, plank direction and installation layout. Natural and manufactured flooring may vary in color, grain, texture, gloss, shade, pattern and plank appearance. Samples, website images, photographs and showroom displays may not exactly match installed materials.
Completion and Inspection
The project is substantially complete when the installed flooring can be used for its intended purpose, even when minor punch-list items remain. The customer should promptly inspect the work and report visible concerns. Ugly Floors must receive a reasonable opportunity to inspect and correct verified workmanship concerns before another contractor is hired. See the Installation Warranty.
Limitation of Responsibility
To the fullest extent permitted by law, responsibility for a verified claim is limited to the reasonable cost of correcting the portion directly affected by a proven Ugly Floors installation error.
Where legally permitted, Ugly Floors is not responsible for indirect, incidental, special, punitive or consequential damages, including loss of use, lost rent, lost profits, hotel expenses, storage expenses, business interruption, emotional distress or damage caused by conditions outside company control.
Nothing in these terms waives liability for fraud, intentional misconduct, gross negligence or any right that cannot legally be waived.
Photographs and Marketing
Ugly Floors may photograph the work area and finished installation for project documentation, quality control, portfolio use and marketing. We do not intentionally display personal information, family photographs, street addresses, license plates or identifying documents. Customers may request in writing that finished-project photographs not be used publicly.
Communication
Official notices, approvals, selections, complaints, cancellations and warranty claims should be submitted through approved email, the written estimate, the invoice system, a website form or the customer-service form. Social-media comments are not formal warranty claims or contract notices.
Governing Law and Disputes
This agreement is governed by Florida law unless the signed project contract provides otherwise. Before filing a claim, both parties should attempt in good faith to resolve it through written notice, inspection, documentation and a reasonable opportunity to correct the alleged issue. Any construction-defect claim must follow applicable Florida pre-suit requirements.
Final language involving venue, mediation, arbitration, attorney fees, jury waivers, construction liens and dispute resolution should be reviewed by a qualified Florida construction attorney.
Floor Removal, Demolition, and Debris Services
Standard Pricing Assumptions
When floor removal is priced by square foot, the price assumes a standard, accessible, prepared work area. Unless otherwise stated, the quoted square-foot price assumes:
- Rooms are empty
- No furniture is on the floor
- No appliances need to be moved
- Personal belongings have been removed
- The crew can begin removal immediately
- Property access is reasonable
- Parking or loading access is available nearby
- The flooring type matches the customer’s description
- The installation method matches the customer’s description
- Only one standard flooring layer is present
- No unusual mortar, adhesive, concrete, reinforcement, hazardous material or structural component is present
- Standard removal tools are sufficient
- Work may occur during normal business hours
- No special permit, security escort, elevator reservation, trailer restriction or building engineer is required
- Debris remains within the allowance listed in the estimate
The square-foot rate is not an unlimited service for demolition, moving, cleaning, repairs, hauling, disposal, floor preparation, leveling or building fees.
Property Preparation
The customer must clear the work area before the scheduled arrival unless moving services are included: furniture, beds, mattresses, sofas, chairs, tables, electronics, artwork, decorations, clothing, boxes, fragile items, food, personal property, valuables, medical equipment, toys, pet supplies and any obstruction resting on the floor.
If the work area is not ready, Ugly Floors may delay work, pause work, reschedule, add labor, moving or protection charges, add a remobilization fee, or issue a change order.
Furniture and Appliance Moving
Moving furniture or appliances is not included unless specifically written in the estimate. Separate charges may apply for furniture moving, appliance moving, bed disassembly, cabinet relocation, electronics relocation, packing, temporary storage, moving items between rooms, returning items after work, extra crew members and occupied-room phases.
Ugly Floors may decline to move safes, pianos, aquariums, medical equipment, commercial machinery, gas appliances, plumbing-connected appliances, built-in cabinets, oversized or unsafe items and fragile or valuable items. The customer must arrange qualified professionals when licensed disconnection or specialty handling is required.
Apartments, Condominiums, and Managed Buildings
Additional planning and charges may apply, including:
- Permits
- Certificates of insurance
- Additional insured documentation
- Contractor registration
- Vendor approval
- Security clearance
- Background checks
- Elevator reservations
- Loading-dock reservations
- Freight elevators
- Common-area protection
- Parking permits
- Trailer restrictions
- Dumpster restrictions
- Noise restrictions
- Dust-control rules
- Restricted work hours
- Weekday-only work
- Building-engineer supervision
- Security escorts
- HOA approval
- Property-management approval
The customer must disclose these requirements before scheduling; related expenses may be billed separately. Ugly Floors is not responsible for delays caused by missing approvals, denied access, management restrictions, security delays, elevator unavailability, parking restrictions or undisclosed building rules.
Working Hours
Additional charges may apply for evening, night, weekend or holiday work, short daily work windows, multiple visits, waiting for security, elevators, management or inspections, phased work and accelerated scheduling.
Permits and Approvals
The customer is responsible for identifying whether permits, association approvals, landlord approval or property-management authorization are required. Unless included in writing, the price does not include permit fees, filing fees, engineering documents, building deposits, elevator deposits, security charges, inspection charges, administrative fees or HOA fees. An estimate is not confirmation that permits are unnecessary.
Parking, Trailers, and Debris Access
Additional charges may apply for long carrying distances, restricted parking, multiple loading trips, loading-dock reservations, elevator delays, stair carrying, smaller-vehicle requirements, additional hauling trips, trailer service, dumpster service, parking fees, toll fees, disposal fees and permit fees. The customer must provide a safe and lawful location for vehicles, trailers, equipment and loading.
Included Debris Allowance
Each estimate states what debris disposal is included — a specified number of contractor bags, volume, weight or trailer capacity, one disposal trip, one standard haul-away service, or use of a customer-provided dumpster. Disposal is never unlimited.
Additional charges may apply for extra or heavy-duty bags, additional loading time, additional labor, additional trailer capacity, additional disposal trips, dumpster rental, dump-trailer service, excess weight, tile, mortar, stone, concrete, wet material, multiple layers and unrelated construction debris.
Unrelated Trash
Standard floor-removal pricing covers only debris directly generated by the approved floor-removal work. It does not include household garbage, furniture, appliances, cabinets, doors, drywall, plumbing fixtures, toilets, sinks, debris from other contractors, landscaping debris, roofing materials, paint, chemicals, batteries, electronics, hazardous materials, personal belongings, abandoned property or existing trash.
Anything outside the approved scope requires evaluation and separate pricing. Ugly Floors may refuse hazardous, contaminated, prohibited, excessively heavy or undisclosed materials.
Unexpected Conditions
Flooring removal may reveal:
- Multiple layers
- Excessive adhesive
- Mortar
- Thinset
- Nails
- Screws
- Staples
- Plywood overlays
- Damaged subfloors
- Loose concrete
- Cracks
- Moisture
- Mold
- Rot
- Pest damage
- Uneven concrete
- Previous leveling products
- Structural movement
- Plumbing leaks
- Electrical wiring
- Radiant heating
- Asbestos-containing materials
- Hazardous materials
- Unusual installation methods
Unexpected conditions are documented when reasonably possible, photographed or recorded, evaluated onsite, communicated to the customer, priced through a change order, and completed only after authorization — except for reasonable emergency measures needed to protect people or property.
Ugly Floors may stop work when conditions create a safety concern, require licensed remediation, require another trade, materially change the scope or differ substantially from what the customer disclosed. The customer remains responsible for the property and for conditions not caused by Ugly Floors' workmanship.
Property Protection During Demolition
Ugly Floors will use reasonable professional care to protect areas directly affected by the work, including covering nearby surfaces, protecting access paths, using floor runners, isolating work areas, protecting doors and corners, using dust-control equipment and organizing debris.
Floor removal may involve dust, noise, vibration, scraping, hammering, grinding, cutting, heavy debris, adhesive removal and equipment movement. Complete elimination of dust, vibration, noise or incidental disturbance cannot be guaranteed.
Ugly Floors is not responsible for:
- Pre-existing damage
- Deteriorated surfaces
- Loose paint
- Fragile drywall
- Cracked surfaces outside the work area
- Defective construction
- Hidden plumbing or wiring
- Unsecured fixtures
- Items left in the work area
- Undisclosed conditions
- Ordinary demolition dust or vibration
Floor Removal Acknowledgement
By approving the estimate, signing the agreement, paying a deposit, paying for floor-removal service, or authorizing work to begin, the customer acknowledges that floor removal is demolition work and may involve noise, dust, vibration, debris and temporary disruption.
The customer understands that square-foot pricing assumes an empty, accessible, prepared work area unless otherwise stated. Furniture moving, appliance moving, unusual access, restricted hours, permits, building requirements, excessive debris, additional layers, adhesives, mortar, moisture, mold, hazardous materials, floor leveling, subfloor repair and concealed conditions are not automatically included.
The customer understands that unexpected conditions may require additional work, a change order and additional payment. Disposal is limited to the allowance listed in the estimate. Additional bags, labor, trailers, dumpsters, disposal weight or hauling trips may be charged separately.
This acknowledgement must be accepted by checkbox on every floor-removal quote, checkout and deposit authorization before final authorization is allowed.
Website Disclaimer
